Old, failing siding costs you more the longer it stays up. SOS Roofing and Siding helps Franklin homeowners understand their options, choose the right material, and complete replacement with minimal disruption.
Red Flags
Catching these warning signs early puts you in control of the project and the budget. If you recognize more than two of these on your home, it's time to call SOS Roofing and Siding for an honest assessment.
Bubbles beneath the surface indicate trapped moisture — a sign water has already infiltrated behind your siding and the panels can no longer do their job.
When your siding's color has deteriorated past the point that a fresh coat of paint would help, the material itself has reached the end of its useful life.
Sections that are pulling away from the wall or visibly bowing have lost their structural integrity. This problem gets worse with each weather cycle.
Any gap you can see between panels or at trim intersections is a point where your exterior envelope has failed. These rarely stay small on their own.
Siding that needs paint every two to three years is absorbing moisture and swelling, which breaks the paint bond. The fix isn't a better paint product — it's new siding.
Old siding that has expanded and contracted through years of weather cycles often develops micro-gaps that are invisible to the eye but significant from an energy efficiency standpoint.

What We Handle
When your siding has reached the end of its useful life, full replacement is the most cost-effective long-term move. We remove the existing siding, inspect and repair the substrate, install new house wrap, and put up premium new material. Every surface gets addressed — no spot repairs that create visible patches.
Learn MorePartial replacement is appropriate when storm damage, impact, or localized moisture damage has affected a defined area while the rest of the exterior remains sound. We assess the boundaries of the damage honestly so you don't replace more than necessary.
Get an EstimateIn situations where the existing siding is in stable condition and the structure supports the added weight, new siding can be installed directly over the existing layer. This approach reduces labor costs and shortens the project timeline while still giving your home a completely refreshed exterior appearance.
Get an EstimateIf you're working with an insurance claim, we provide clear documentation of the damage and the scope of work required. We've worked alongside many homeowners navigating the claims process and understand what adjusters are looking for.
Learn MoreProperty owners managing duplexes, triplexes, and small apartment buildings need a crew that can work at scale, coordinate around tenant schedules, and maintain consistent workmanship across all units. We handle multi-family replacement with the same precision we bring to single-family homes — just at greater volume.
Get an EstimateSometimes homeowners want to move from vinyl to fiber cement, or from wood to an engineered product, to gain performance benefits their current siding doesn't offer. A material upgrade replacement handles the full removal and reinstallation while giving you the opportunity to step up to a product that better suits your home's needs and your long-term goals.

What You Should Know
When Franklin homeowners ask us whether they should repair or replace, the answer almost always depends on two things: how widespread the damage is and how old the existing siding is. Isolated damage on siding that's otherwise in solid condition is usually worth repairing. But when we see systemic issues — widespread fading, multiple cracked panels, persistent moisture readings, or siding that's 20-plus years old — replacement is the more economical choice over a five to ten year window.
From an energy efficiency standpoint, new siding can make a meaningful difference to how your home performs year-round. This is especially true when you choose an insulated product that adds continuous foam backing beneath the panel layer. Continuous insulation eliminates thermal bridging at framing members, which is a significant source of heat loss in typical wall assemblies. Franklin homeowners who upgrade to insulated siding often notice a reduction in how hard their heating and cooling systems run during seasonal extremes — though we're careful never to project specific savings figures since results vary by home.
Steel siding is a growing category we see more often now, particularly on modern-style homes and in exposed, high-wind locations across Franklin, TN. Steel won't crack on impact the way vinyl can, it's non-combustible, and it's virtually impervious to moisture once properly installed and painted. The trade-offs are cost and the need for proper paint maintenance to prevent surface oxidation at any scratches or cut edges over time.
What the installation day actually looks like for a Franklin homeowner is worth describing plainly. Our crew arrives in the morning, does a brief walkthrough to confirm the scope, and sets up protection for your landscaping and any areas adjacent to the work zone. Old siding is pulled off methodically, loaded into a container or truck, and kept off your lawn and walkways throughout the day. The sheathing and house wrap are inspected before any new material goes up. Any issues found in the substrate are shown to you before work proceeds.
For homeowners in Franklin who are navigating the decision between contractors, we recommend asking every bidder for a few specific things: a copy of their liability insurance certificate and workers' compensation documentation, a written estimate that itemizes labor and materials separately, and references from similar projects completed in your area. Contractors who hesitate on any of those requests should be treated with caution. The siding replacement market has a reasonable number of operators who cut corners on insurance or substrate preparation in ways that create expensive problems down the road for homeowners. SOS Roofing and Siding provides all documentation before any project starts and is happy to connect you with past clients in Franklin and across Franklin, TN.
